Often on-site within 24 hours, we will typically carry out an appropriate inspection, appraisal and valuation, promptly reporting not only on value but also specific marketing recommendations underpinned by our agency background and experience. Whilst a valuation and appraisal is available in isolation, instructions are usually coupled to a subsequent disposal instruction.
We have an appreciation of the time pressure for initial reporting and subsequent disposal of property assets involved in a particular case and the requirement to maximise recovery. We also have an appreciation of the risks and costs of holding property alongside the obligations and requirements of administrators, liquidators and receivers.
Our conventional practice is to immediately focus in detail on the precise nature of property assets involved and, in particular, a full understanding of any issues affecting them. Other than the potential impact upon value, we believe any potential obstacles to sale are best considered and, if appropriate, dealt with prior to marketing for sale – “do it once and do it right!”.
We are experienced in working closely with other agents, typically where fixtures and fittings or other chattels are involved, including in particular advice upon whether such items might be better disposed of individually or with the property.
